Cash Out: You use the equity accumulated in your home for other needs, such as: tax payments, medical bills, college tuition, debt consolidation, home improvements, swimming pools, patios or deck, new car or boat, vacations, weddings, honeymoons, marital buyouts and deed transfers. There are funds available for almost any purpose. 

Condominium Financing: We have a very low 33% presale requirement and accept projects with common areas incomplete. No interest rate add on for this type of property, and financing up to 100%. Stated income and no ratio loans available. 

Fixed 10 Option ARM: Minimum payment is fixed for 7 years, fixed interest rate for 10 years, and 40 year term available.

Vesting Title in Entities: Title is allowed to vest in entities such as Trust, Limited Liability Companies, Corporation, Partnerships, review fee of $200 required.

Extended Lock Program: Long term lock periods from 120 days to 540 days. Available on any hybrid and traditional adjustable rate mortgages.

Pledged Asset Loan Program: A parent or sponsor may pledge assets on behalf of a borrower in lieu of down payment. Available on second homes,  investment properties, and for cash-out refinances.

Condotel Financing: Finance a condotel with any of our products from a 1 month adjustable rate mortgage to a 10 year intermediate fixed term ARM.


Bad Credit: For people with credit problems that may range from several late payments, charge offs and judgments to tax liens, foreclosure and bankruptcy. We have lenders that offer special programs for individuals with this type of credit.

No Doc: For people in business that don’t receive a regular paycheck or W2 or are unable to document their income for whatever reason.

Small Down Payment: For people that do not have a lot of money saved for a down payment or closing costs.
